Upper Floor

The main door leads into a spacious double sitting-room, one part of which has the original open fire-place and the other part, satellite TV, piano and music centre. There are 3 bedrooms on this floor: one very large bedroom with queen-sized bed and en suite bathroom, a second bedroom with queen-sized bed and a third bedroom with twin beds which can be put together to make a double. There is a large bathroom serving these 2 bedrooms. There are ceiling fans in all the rooms.

The lower floor is reached by an unguarded staircase which could be hazardous for the elderly and very young children.

Lower Floor

Large well-equipped kitchen (dishwasher, freezer, microwave, etc.) with a huge marble table seating 10, opening onto a terrace; spacious dining-room with long antique table seating 12, opening onto a vine-covered terrace with views of Todi. There are 2 further bedrooms with en suite bathrooms - one with a queen-sized bed and the other with twin beds which can be put together. The queen bedroom has French doors opening onto a terrace and its bathroom is particularly luxurious as it has a hydro-massage tub and a large purpose-built tiled shower stall. The washing machine is located in the other downstairs bathroom.

All windows and doors are fitted with mosquito screens.

The large garden is terraced with lawns and has been abundantly planted with lavender, rosemary, oleanders, olives, all manner of fruit trees and a well-stocked vegetable garden (lettuce, tomatoes, cucumbers, peppers, courgettes, egg plants, beans, potatoes and artichokes) for the use of tenants. There is a spacious parking area. The magnificent swimming pool (15 x 7 metres) is on the lowest level, with a shower under a nearby olive tree. Above the pool, is another pergola-covered terrace known as the "Happy Hour Terrace" as it is the perfect spot for enjoying the breathtaking views of the Umbrian landscape at sunset.

During your stay at Casa dell'Usignolo, Mirella our friendly house-keeper, will come by twice a week to clean the house and look after any needs you may have.
