Tennis and riding within walking distance, approximately 1 km away. Excellent hiking, walking and running country. There is a local gym a half hour drive away. Wonderful sight-seeing opportunities, as a large number of the major art treasures of the world are within a 2 hour drive (Rome, Florence, Siena, Urbino, Assisi, Perugia, Orvieto, Arezzo, Cortona). Casa dell'Usignolo is also a 2 hour drive from the coast, on either side of the peninsula, and 40 minutes' drive from both Lake Bolsena and Lake Trasimeno, two volcanic lakes of great scenic beauty. There are hot springs at Viterbo (1 hour away). There are excellent eating and shopping opportunities locally.
